Full management

Our full management package is a comprehensive solution covering all aspects of your properties management needs, it combines our gold tenant find service with our half management service, in addition to our gold tenant find service we:

Free market valuation of the room/ property along with explanation and organisation of any inspections required by current regulations that need to be met prior to letting. (EPC & Gas safety Checks).
• Photograph & measure the room/ Property.
• Create and upload property details to JCL and all other relevant websites until let.
• Conduct all viewings.
• Credit check all tenants before signing contracts with no cost to the landlord.
• Take receipt of deposit and first months rent (6Wk deposit is our standard policy).
• Manage deposit with DPS for the duration of the contract.
• Create and sign the inventory agreeing condition in person with the tenant at time of move in and on move out.
• Create and sign AST for the room/ property.
• Arrange for keys to be cut as required.
• First point of call for tenants
• Arrange all types of property maintenance as required utilizing the trade contact we have built up over the years
• Arrange and oversee annual safety checks

We are here to take the hassle out of letting your property so you only get contacted when necessary, allowing you to sit back and reap the benefits from your investment. Our fee for this service is 10% of rental income.

Half management

Our Half management option is an ideal solution for landlords who already have tenants in a property. J Clegg Lettings manage the property on a day-to-day level, being first port of call, instructing annual safety checks and overseeing property maintenance as necessary. Our fee for this service is 5% of rental income.

Tenant find (Standard) - £125 per tenant

Tenant find Gold - £175 per tenant
